Important information about what FairHome does, where its information comes from and the limits of FairHome results.
FairHome is not a government agency
FairHome is an independent service. It uses published government information where available but has no authority over assessments, exemptions, appeals or tax bills, and it does not act on behalf of an assessing authority or other government agency.
Availability varies by jurisdiction
Property-tax systems, public data and filing processes vary by jurisdiction. FairHome support therefore varies by location and by capability. A jurisdiction where the Property Check is available may not provide every data point or FairHome capability. The Coverage page describes current availability.
Results are informational
FairHome analyses, calculations and estimates are informational. They do not guarantee an assessment reduction, exemption approval, appeal outcome or tax savings, and they are not legal, tax or financial advice.
A result indicating that a property deserves closer review is a screening outcome, not a prediction that an appeal will succeed. A result finding no strong signal means only that the available information did not support further action at that time.
A public lookup does not establish ownership
Property information used by FairHome may be publicly available. Looking up a property or saving it to a FairHome account does not establish that you own the property or that you are authorized to act for it. Additional verification may be required for actions that require ownership or authorization.
Official, calculated, estimated and user-entered values
FairHome distinguishes information retrieved from authoritative sources from values it calculates or estimates and information supplied by a user. Where reliable official information cannot be obtained for the applicable context or year, FairHome may report the value as unavailable rather than silently substituting a guess, unrelated information or an older-year value.
Where practical, FairHome keeps source information connected to the data it uses, including the source agency or publication, applicable year information and when FairHome retrieved the information. Government records can change on their own schedules, so the current official source should be consulted when a filing, deadline or other time-sensitive decision depends on it.
